A qualified Project Manager provides above all else, peace of mind during the construction phase of your home. It is his responsibility to ensure that 'best practices' are strictly adhered to and that the home owner is 'getting what they paid for'.
Some of the key responsibilities of which Meltech Building Services Project Management are capable of providing:
- Oversees legal matters with regards to development plans for the land/lot usage
- Obtains proper survey certificates
- Provides periodic claims development updates to meet Mortgage funding requirements
- Closely monitors all phases of the construction process
- Obtains material quotes and purchases ensuring best buying policies are upheld as well as quality standards are being met
- Screens sub-contractors to guarantee best practices and integrity are upheld
- Maintains routine inspections of ongoing construction to maintain conformity to building codes
- Ensures all necessary permits are obtained e.g. development permits, plumbing permits, building permits, etc.
By utilizing the services of our Project Management style, our clients also will have no liens placed on their new home. YOU are in control of who is being paid, not the general contractor. If the homeowner has paid a general contractor for the construction of their new home without obtaining the proper forms, the general contractor may not pay the subcontractors. This in turn could lead to the subcontractors placing liens on the new home. This results in all further financing, insurances, etc. being frozen.
The only way to have such liens removed is for the homeowner to pay the subcontractors the money they are owed. This results in the homeowner paying twice for the same services of any subcontractor who has placed a lien against their property.
Insurances - What's necessary?

All construction projects should be fully insured due to unforeseen problems. By utilizing Meltech Building Services Project Management, we are adamant that the following minimum insurance requirements be put into place before the project commences:
- Ensures CGL (commercial general liability) policies are carried by all companies/trades people who carry out any aspect of building on your site
- Builders Risk policy (covering theft, vandalism, fire) is the responsibility of the home owner to obtain. Meltech Building Services can assist you with this valuable insurance coverage if the current policy holder is unable to supply

Here is a complete checklist of items that are standard practice items when utilizing Meltech Building Services Project Management style:
- Preliminary construction budget for establishing a benchmark for the client to ascertain if the home they wish to build meets their available funding limits
- Confirmation and accuracy of plans and specifications required for project completion
- Obtaining necessary building permits and sub-contractor quotes for all trades required
- Contractual confirmations, obligations and negotiations with sub-contractors
- Project scheduling to determine substantial and final completion date for clients/owners use
- Notification to proper authorities having jurisdiction, of work completed and at proper intervals
- Materials and quantity takeoffs of items that the client is required to purchase
- Monthly claims for funds required by client from lending institution to pay their contractual obligations
- Inspections of project to confirm accuracy of all completed sub-contractors work
- Inspections accompanied by client/owner for review
- Development of deficiency list completion and distribution to applicable sub-contractors
- Obtaining operation and maintenance material from sub-contractors for clients/owners use
- Development of a 1 year deficiency list and distribution to applicable sub-contractors

Building a home can often be a stressful and time consuming undertaking. Unless you are completely familiar with all phases of construction as well as hiring sub-contractors, choosing the proper building materials etc. to complete specific phases of building, then perhaps you should re-consider the thought of "Doing it Yourself".
As a guide, we've made a short list of questions that you need to seriously consider before undertaking the building of your own home:
- Your own personal time schedule
- Your need to work at your own full time career
- Your need to feel you are not being overcharged
- You are unsure of what you want for finishes such as flooring, colors, trims, cabinets, door styles, window types, siding and all the minute details
- You don't want to be overcharged if you change your mind on any items
- Your knowledge of construction is limited
- Your knowledge of what insurances, permits, licenses, etc. are required is limited
- You want to build what YOU want, as opposed to buying someone else's headaches
- You find the idea of paying high Realtor's fees a turn-off (i.e. purchasing an existing home)
